Which area does DevelopmentsCDS cover?

New residential developments along the Costa del Sol from Málaga to Sotogrande, including Torremolinos, Benalmádena, Fuengirola, Mijas, Marbella, Benahavís, Estepona, Casares, Manilva and San Roque.

How up to date are prices and availability?

Inventory is maintained in our Meklara platform from developer price lists. Availability changes daily, so always request the latest price list before making a decision.

Can foreigners buy property in Spain?

Yes. You will need an NIE (foreigner’s identification number) and, in practice, a Spanish bank account. Most buyers appoint an independent lawyer.

What is the difference between off-plan, under construction and ready?

Off-plan developments are sold before or at the very start of construction; under construction means building work is under way; ready to move in means the development is completed and can be handed over.

How are off-plan payments protected?

Spanish law requires payments made to a developer before completion to be guaranteed by a bank guarantee or insurance policy. Ask for the individual guarantee for each payment.

What are the buying costs for a new build?

For a new build bought from the developer in Andalusia: VAT (IVA, 10% for residential) plus stamp duty (AJD), and notary, land registry and legal fees. Sotogrande and San Roque (province of Cádiz) are also in Andalusia, so the same regional rules apply. Confirm current rates with your lawyer.
